Fun Fact Friday: The World’s Tallest Single-Family Home

What if I told you the world's tallest single-family home has:

27 stories.

400,000 square feet.

168 parking spaces.

Three helipads.

Multiple swimming pools.

A private theater.

A ballroom.

A health spa.

And even a snow room.

No, this isn't a luxury hotel.

It's a single-family home.

Welcome to Antilia, the massive private residence in Mumbai, India, belonging to businessman Mukesh Ambani and his family.

And when I say massive, I mean MASSIVE.

Guinness World Records recognizes Antilia as the tallest house in the world. It rises approximately 568 feet—or 173 meters—into the air.

Only 27 Floors? There's a Catch.

At first, 27 stories may not sound quite as crazy as you would expect from the world's tallest home.

Until you learn this:

Many of the floors have exceptionally high ceilings.

According to Guinness World Records, Antilia's 27 floors make the residence approximately as tall as a typical 60-story office building.

Imagine someone asking:

“Is it a two-story?”

“Nope. Twenty-seven.”

Approximately 400,000 Square Feet

Antilia contains approximately 400,000 square feet of living floor area.

For a little real-estate perspective, imagine a typical 2,000-square-foot home.

You could fit the equivalent square footage of about:

200 of those homes

inside Antilia.

Suddenly that walk from the kitchen to the bedroom doesn't sound so bad at your house.

Let's Talk About the Garage

As a Realtor, this might be my favorite part.

Forget:

“Two-car attached garage.”

Antilia reportedly has parking for:

168 vehicles.

Imagine writing that MLS listing:

Garage: 168-car attached.

And you thought finding your car at Walmart was difficult.

Need a Helicopter?

Apparently one parking spot isn't enough when your vehicle has rotors.

Antilia has three helipads.

Not one.

Not two.

Three.

Most homeowners are deciding where to park the riding lawn mower.

This house has helicopter parking.

It Has Its Own Movie Theater

Movie night doesn't require leaving home either.

The residence includes a private theater along with numerous other entertainment and wellness spaces. Guinness lists amenities including a theater, health spa and swimming pools.

Other published descriptions report the theater seats approximately 50 people.

That's no longer:

“Let's watch a movie downstairs.”

That's:

“What time does the feature start?”

And Then There's the Snow Room

This may be the feature that gets me.

Antilia reportedly has a snow room designed to provide relief from Mumbai's heat. Guinness World Records specifically notes the home's snow room among its unusual amenities.

Yes.

A room.

For snow.

Inside the house.

I've shown homes with heated bathroom floors.

I've shown homes with gorgeous fireplaces.

I've shown homes with amazing walk-in closets.

I have yet to put this in MLS remarks:

“Recent updates include snow room.”

Swimming Pools, Spa and Ballroom

The list keeps going.

Guinness describes Antilia as having several swimming pools, a health spa and theater, while other accounts describe amenities including a ballroom, fitness areas and terrace gardens.

At some point, we have officially moved past:

“house.”

This is basically a private vertical city.

It Takes a Few People to Keep the Place Running

How many people does it take to maintain a 400,000-square-foot house?

Guinness reports that Antilia can accommodate approximately 600 staff members.

Six hundred.

I don't even want to think about the cleaning schedule.

Or the window washing.

Why Build Up Instead of Out?

Here's what I find interesting from a real estate perspective.

Antilia occupies a relatively small footprint compared with the enormous amount of space inside.

Guinness reports the property sits on a plot of approximately 48,780 square feet on Altamount Road in Mumbai.

Yet the residence contains around 400,000 square feet of floor area.

That's what happens when extremely valuable urban land meets extraordinary vertical construction.

Instead of building a sprawling estate across hundreds of acres:

They went up.

Way up.

The Architecture Is Part of the Story

Antilia was designed by architecture firm Perkins & Will and completed in 2010.

It doesn't look like a traditional skyscraper.

The structure has an unusual stacked appearance, with sections that appear to shift and step as the building rises.

It's definitely not your typical:

3 bedroom, 2 bath ranch with attached garage.

How Much Did It Cost?

This is where estimates get tricky.

Guinness World Records notes that the exact expenditure isn't clear. Estimates during construction were considerably lower, while Guinness says the final cost was probably close to $2 billion.

Yes.

Billion. With a B.

So if I were preparing the CMA on this one...

I'm going to need a few extra minutes.

Finding comparable sales might be a little challenging.

“Let's see...27-story single-family homes with three helipads and a snow room sold within the last six months...”

I may have to expand the search radius.

Just for fun, imagine being the Realtor taking this listing.

Bedrooms: We're going to need some details.

Bathrooms: Also going to need some details.

Pool: Yes.

Spa: Yes.

Snow room: Obviously.

Showing instructions: Allow yourself plenty of time.

And I'd definitely be bringing my floor-plan scanner.

Although I may need to clear my schedule for the week.

Here's What I Love About Real Estate

Homes can be completely different depending on where you are in the world.

A historic home in Quincy.

A farmhouse on acreage.

A downtown condo.

A tiny house.

A lake house.

A modern townhome.

A log cabin.

Or apparently...

a 568-foot-tall private residence with helicopter parking.

Every property has a story.

Some stories are just 27 stories tall.
