One of the biggest things that holds homeowners back from putting their house on the market is the feeling that they need to fix everything first.

The kitchen is dated.

The carpet isn't perfect.

The bathroom could use updating.

There's a list of little repairs.

The landscaping isn't magazine-worthy.

So the seller keeps waiting.

And waiting.

And sometimes spending thousands of dollars trying to make the house "perfect."

Here's what sellers need to understand:

Your home does not have to be perfect to sell.

It needs to be priced appropriately, presented well and marketed to the right buyers.

Those are very different things.

Buyers Aren't All Looking for the Same House

Some buyers want completely updated and move-in ready.

Others would rather buy a house for less and make improvements themselves.

Some buyers actually LIKE finding a house they can change.

They may want to choose their own:

Flooring.

Paint colors.

Countertops.

Cabinets.

Fixtures.

Landscaping.

And finishes.

I've walked through plenty of houses where a seller sees something as a negative and the buyer says:

“That's okay. I can change that.”

Don't assume every buyer will see your home's imperfections the same way you do.

You've lived in the house.

You know every scratch.
